The Park San Luis Potosí: Redefining Urban Living with Integrated Mixed-Use Development

- October 20, 2026

SAN LUIS POTOSÍ – The Park San Luis Potosí is rapidly establishing itself as a premier mixed-use development, blending residential units, office spaces, retail hubs, and recreational areas into a single cohesive environment. According to Óscar Alarcón, Project Director at Inmobilia and head of the development, the project’s first residential tower has already reached 95% commercial progress.

Strategically located across from Tangamanga Park and adjacent to a major shopping center, the development is designed to provide residents with easy access to essential services and leisure spaces. A core pillar of the project’s philosophy is “walkability,” aiming to facilitate daily activities without an exclusive reliance on automobiles.

A Multi-Functional Master Plan

The project’s master plan features a diverse portfolio of structures, including residential towers, a corporate office tower, and a future hotel. The inaugural residential tower offers 146 apartments distributed across 20 levels, complemented by six dedicated parking floors.

Residents will have access to high-end amenities, including a heated pool, nearly 1,000 square meters of green space, a café, a pet park, an event hall, a gym, and a dedicated yoga zone. Alarcón confirmed that the first units are scheduled for delivery between late December and early January. Simultaneously, excavation has begun on the second residential tower to expand the development’s housing capacity.

The corporate component consists of an office tower featuring 159 spaces across 10 levels. This structure includes a café, controlled access systems, and a small plaza with seven commercial modules designed to provide convenient products and services to the building’s occupants.

Commercial Performance and Market Trends

The development is seeing significant market traction. Alarcón reported that the second residential tower has surpassed 40% commercialization, while the office tower is nearing 80% capacity. He noted that the corporate segment has experienced a slower absorption rate, reflecting a broader trend of heightened caution among current investors.

Despite the slower pace in offices, the local real estate market remains robust. Alarcón estimates that the area has seen a capital gain (plusvalía) of approximately 50% over the last five years. Residential prices currently start at 54,000 pesos per square meter, with variations based on specific unit characteristics.

Prioritizing Connectivity and Quality of Life

In a recent interview with Mariel Zúñiga, Alarcón emphasized the importance of “neighborhood life”—designing environments where residents can walk to parks, shops, and services. He explained that shifting buyer expectations have driven a more integrated planning approach, where location, connectivity, and amenities form the core value proposition.

By integrating diverse uses into a single urban environment, The Park seeks to reduce travel times and enhance the overall quality of life for its residents, contributing to the ongoing real estate transformation of San Luis Potosí.
