Real Estate Frauds in Tulum Affect 7 out of 10 Buyers: Anade

- October 11, 2024

In Tulum, seven out of ten people who approach the National Association of Business Lawyers (Anade) in Quintana Roo have been victims of real estate fraud.

Current Situation: Estrella Ríos Pérez, president of the organization, noted that currently, seven out of ten people who come to them after purchasing a property have been victims of fraud. This contrasts with three years ago when 100% of clients came for contract closures or sales.

Trends in Real Estate Frauds:

– Ejido Land Purchases: Foreigners buying ejido land, believing they can build homes, face high risks due to the legal nature of ejidos.

– Share Sales in Buildings: Buyers acquire shares instead of units, leading to confusion and legal risks.

Pre-sales Frauds and Lack of Permits: Some developers offer pre-sales on social media without necessary permits, leading to legal issues for uninformed buyers.

Collapse of the Real Estate Bubble in Tulum: The real estate bubble in Tulum has started to collapse, with prices dropping by 30% in areas like La Veleta and Aldea Zama.

Regional Real Estate Law Congress: Anade will organize the second Regional Real Estate Law Congress on November 15 at the Aloft Hotel in Tulum, addressing fraud prevention, high-risk operations, and growth regulation.
