Guadalajara registers 4,138 homes sold during 1Q-2021

The Guadalajara market shows a good performance in terms of sales rates and takeovers; where even high-value segments show good dynamics “

According to the first Real Estate Situation Report for the Guadalajara metropolitan area , prepared by Tinsa , during the first quarter of 2021 (1Q2021) 4,138 new housing units were sold; 64% of which correspond to vertical housing.

In addition, the Tonalá Zapotlanejo and Norte Tesistán Colotlán areas concentrated most of the sales, with 57% of the units, mainly in the social segments.

The units sold were distributed in six segments: Economic housing, of up to 1.5 million pesos (mp), accounted for 73% of the displaced units; followed by the Medium segment, from 1.5 to 3.3 million pesos, with 16%; and by the Residential and Residential Plus segments with the remaining 11%.

On the other hand, with respect to the projects for sale in Guadalajara, in 1Q2021 there were 292 projects distributed in the six segments. EconomicPopular and Traditional housing concentrated 57% of them; mainly in the municipalities of Tonalá and El Salto.

In the Medium segment, there were 100 projects for sale, mainly in the municipalities of Zapopan, Guadalajara and Tlajomulco de Zúñiga; while for the Residential and Residential Plus segments, 135 projects were registered, located mainly in Zapopan and Guadalajara.

Finally, regarding the price per square meter (m²), a variation of 1.3% was observed with respect to 4Q2020, as it went from 28,154 pesos per m² to 28,513 pesos per m²; indicating a static market in securities as a result of the pandemic.

“In general, the market in the metropolitan area of Guadalajara shows a good performance in terms of sales rates and takeovers; where even the high-value segments, which in other areas of the country have slowed down, show good dynamics, ”said Jesús Orozco de la Fuentegeneral director of Tinsa México.
